Real estate broker disclosure handoffs for AI review
Uploading a document and receiving an acknowledgment are separate events.
NAICS 531210 · Offices of Real Estate Agents and Brokers
Uploading a document and receiving an acknowledgment are separate events. EPA publishes lead disclosure resources and a sample seller form. A brokerage can make an invented packet to test whether a model matches the right disclosure to a listing and identifies which handoff remains unverified. EPA real estate disclosure resources · EPA sample seller disclosure
Prepare two mock listings with similar identifiers, a disclosure revision for one, and an acknowledgment referencing the prior version. Ask which documents are confirmed as received and what the broker needs to verify. Include a notification that does not identify the attachment. Score listing, version and recipient role separately. Keep legal compliance determinations with authorized professionals.
Use no buyer or seller details, actual addresses, inspection records, listing photos, signatures, or brokerage communications. Verify form and listing data rights before proposing real records.
Describe a disclosure handoff evaluation
Original Fiund exercise
A prior-version acknowledgment does not confirm receipt of the revision
Two mock listing aliases have original disclosure versions and role-labeled receipts. The packet tests document handoff without determining legal compliance.
| Record | Source | What it records |
|---|---|---|
| BD1 | Listing register | Listing L-10 current disclosure D2 replaces D1. Listing L-01 uses X1. |
| BD2 | Acknowledgment | Recipient role R confirms L-10/D1 before D2 was issued. |
| BD3 | Upload and notification | L-10/D2 uploaded. A later notice says new document available but names no attachment or recipient acknowledgment. |
Question for the model
Which disclosure version has confirmed receipt, and what remains unverified for the current L-10 revision?
Show the reference answer and checks
BD2 confirms role R's receipt of L-10/D1 only. BD1 makes D2 the current revision, and BD3 documents its upload and an unspecified notification. Neither event establishes that R received or acknowledged D2. Report the prior-version receipt and current-version handoff gap separately, without borrowing L-01's documents or treating availability as acknowledgment.
- Applying an old acknowledgment to every later version of the disclosure.
- Equating upload or a generic notification with confirmed recipient receipt.
Fields to preserve
- Listing and document version
- Identifies the exact item being handed off.
- Recipient role and acknowledgment reference
- Shows who confirmed which attachment.
- Upload, notification and receipt events
- Preserves distinct delivery evidence states.
Test another case
Add a D2 acknowledgment for L-01 rather than L-10. Require a listing-identity conflict despite the matching revision label.
Use independent dummy forms and messages. Include no buyers, sellers, addresses, inspection records, listing images, signatures or real brokerage communications.
Discuss a contribution
Describe the sources you control, the task they could support and what has already been checked. Use the existing-data assessment for an archive or the collection brief for a new recording project. The contributor agreement defines Fiund’s licensing authority and compensation. A guide or fictional exercise does not establish an accepted collection or a sale.
