Title insurance exception records for AI review

An exception listed on one policy schedule cannot be copied to another parcel because the owner name looks similar.

NAICS 524127 · Direct Title Insurance Carriers

An exception listed on one policy schedule cannot be copied to another parcel because the owner name looks similar. NAIC describes title insurance and its role in real estate transactions. An insurer can evaluate cross-references with invented commitments and schedules, with legal judgments reserved for qualified staff. NAIC title insurance overview

Use two practice parcel aliases and two versions of a title schedule. Mark an exception as updated for only one parcel. Give the model a fictional supporting instrument reference and an unrelated exhibit. Ask which schedule cites the instrument and what is missing when the exhibit is absent. Score parcel identity, date, version, and support for each quoted exception.

Exclude true deeds, survey drawings, names, loan details, settlement files, and title plant records. Check independent reuse rights before reproducing any forms.

Original Fiund exercise

An exception update is parcel-specific even when names and labels resemble each other

Two fabricated parcels have independently written schedule cards and inert instrument references. No actual deed, owner, survey, loan or title-plant record appears.

Fictional records supplied to the evaluator
RecordSourceWhat it records
TI1Parcel P-A schedule v1Exception E references mock instrument I-A. Owner alias Willow. Original supporting exhibit X-A included.
TI2Parcel P-A schedule v2Explicitly replaces P-A/E with wording label E-new and cites I-A2. Supporting I-A2 exhibit absent from the packet.
TI3Parcel P-B scheduleOwner alias Willow-2, exception E cites different instrument I-B with exhibit X-B. No P-A relationship supplied.

Question for the model

Which schedule records the current P-A exception wording, and can P-B's supplied exhibit fill P-A's missing support?

Show the reference answer and checks

TI2 records P-A's updated E-new wording and its I-A2 citation, replacing TI1's earlier schedule entry. The cited I-A2 exhibit is missing, so the underlying support cannot be reviewed from this packet. TI3's X-B belongs to P-B and I-B; similar owner aliases and exception labels do not establish equivalence. Preserve the current schedule text and separate missing-exhibit finding without making a title or legal determination.

  • Copying an exception or supporting instrument across parcels with similar owner names.
  • Treating a schedule's citation as proof that the cited exhibit was actually supplied and reviewed.

Fields to preserve

Parcel and schedule version
Defines the current entry.
Exception and instrument reference
Links text to its stated source.
Exhibit presence and mismatch reason
Makes missing support inspectable.

Test another case

Add an exhibit labeled I-A2 that names P-B internally. Require a content-to-reference conflict instead of clearing the gap by filename alone.

Use original mock schedules and invalid aliases. Exclude true instruments, surveys and settlement files; qualified staff retain title conclusions.
