Loan servicer transfer and receipt data for AI review
A loan can move to a new servicer while messages and receipts still reference the earlier one.

A loan can move to a new servicer while messages and receipts still reference the earlier one. CFPB’s mortgage servicing materials provide a public reference for transfer context. An independent servicer can test whether an assistant keeps the owner, payment recipient, and effective date distinct. CFPB mortgage servicing transfer material
Invent a servicing transfer notice, an effective date, a payment receipt, and a later confirmation from the new servicer. Add a draft transfer with a different date that was never activated. Ask which party handled the payment, which status is evidenced, and what the model should flag for human follow-up. Include a case with contradictory effective dates that should not be resolved by assuming the newest message is authoritative.
Remove consumer and property information, account histories, servicing agreements, credentials, and instructions that could move money. Use a detached exercise that cannot be mistaken for a real payment notice.

Payment recipient, servicer and owner need separate evidence
A synthetic servicing timeline uses inert aliases and no payment instructions. It cannot be used to send funds or identify a borrower, property or account.
| Record | Source | What it records |
|---|---|---|
| ST1 | Activated transfer notice | Mock loan L1 transfers servicing from S-Old to S-New effective day 10. Notice says nothing about ownership. Earlier draft proposed day 8 but is marked not activated. |
| ST2 | Receipt | Payment P on day 9 acknowledged by S-Old for L1. No posting confirmation from S-New included in this card. |
| ST3 | Later confirmation | Day 12, S-New acknowledges receipt of the transferred P record and labels it posted in this fictional workflow. Owner field absent. |
Question for the model
Who received P, which later status is evidenced, and does the servicing transfer establish a change of loan owner?
Show the reference answer and checks
ST2 establishes S-Old as P's day-9 recipient, before ST1's activated day-10 servicing transfer. The unactivated day-8 draft does not control the timeline. ST3 separately supports S-New's day-12 posted acknowledgment for the transferred record. None of these cards supplies ownership evidence, so the owner remains unspecified. Keep original receipt, later servicing status and ownership as separate fields rather than inferring one from another.
- Using an unactivated draft date to change the identity of a historical recipient.
- Equating a servicing transfer with a documented transfer of ownership.
Fields to preserve
- Loan alias and activated transfer
- Defines the timeline.
- Receipt recipient and payment reference
- Identifies the documented receiving event.
- Later posting source and owner evidence
- Separates distinct roles and states.
Test another case
Replace ST1 with two contradictory notices neither marked controlling. Require the effective date conflict to remain open while retaining ST2's explicit recipient.
Use detached fictional notices without bank details or links. Exclude servicing agreements, account histories and anything capable of moving money.
Discuss a contribution
Describe the sources you control, the task they could support and what has already been checked. Use the existing-data assessment for an archive or the collection brief for a new recording project. The contributor agreement defines Fiund’s licensing authority and compensation. A guide or fictional exercise does not establish an accepted collection or a sale.
